REIT is short for real estate investment trusts and the idea is really simple.
Invest the REIT’s capital in a portfolio of diversified properties, and distribute the income to investors.
That’s it.
The two ways REIT makes money are either via appreciation in value or rental income.
Rent in REITs will generally grow by an agreed percentage per year, and that percentage will more than likely be greater than inflation plus some more.
That on its own can be considered as an inflation hedge, and capital appreciation is almost icing on the cake.
